Empiric Student Property

As a holder of EPS (along with NRR, PHP, LXI & TRY in this segment of our portfolios) I am interested in opinions as to the relative attractiveness of the current open offer.

All thoughts welcomed.

That should be ESP of course not EPS

Personally I would say sell at 111p as they are still at a premium to the latest 109p placing.

At 111p the NAV premium is 3% & the yield 5.5%; so not massively over-priced in the new high-yielding REIT sector.

However they are unlikely to make any progress & that 109p will act as a magnet to a weakening sp.

Better value elsewhere.

I understand that ESP paid a dividend on 1st August for which the ex-div date is quoted as 20 July which is when the allocation of shares offered took place.
I subscribed for and received some shares but haven't seen any dividend yet.
Does anyone know if the newly allocated shares qualified for this recent dividend?

They don't get it.

The new Shares will rank pari passu in all respects with the existing Shares, save in respect of the second interim dividend of 1.525 pence per Share declared today for the quarter ended 30 June 2017.
