"The real estate investment trust has already agreed to acquire a portfolio of up to 58 residential care homes with a total of 2,558 beds, for GBP152.8 million. This portfolio will be leased for a total rent of GBP11.7 million for an initial term of 20 years, linked to inflation with a floor of 2% and a cap of 4%.
Impact Healthcare said there is a "significant investment opportunity" in the UK with increasing demand for residential healthcare and a fragmented market. It is targeting quarterly dividends for the first 12 months equal to a yield of 6% on its issue price."
Looks a decent income opportunity in an attractive sector.
Readers may however remember PSPI which delivered decent returns until it collapsed with the failure of its main tenant. I think that was more to do with the way the company was run than the dynamics of the market...
